Case Study: Adding Value to a Nailsworth Rental Property with an EV Charge Point Installation for Dan

Challenge: Installing an EV Charge Point in a Period Property

Dan, a telecoms engineer, had a long-term rental property in a picturesque area of Nailsworth. With the increasing use of electric vehicles, he needed an EV charge point installed to support his car. However, the property was a period building, and the landlord was only willing to approve the installation if the charge point was discreet and sympathetic to the character of the home.

Furthermore, our customer, as a private tenant, was responsible for covering the installation costs, but he was eligible to apply for a Government-funded grant to help with these expenses. The key challenge here was navigating the permissions required from both the landlord and the relevant authorities, ensuring that the installation met both aesthetic and practical requirements, and making the process as seamless as possible for our customer.

 

Solution: A Collaborative Approach to Installation

We worked closely with Dan throughout the entire process, from securing the necessary permissions to ensuring that the installation was completed to the highest standard. The process was completed in five phases:

  1. Phase One - Securing Landlord Permissions: We collaborated with the tenant to ensure that the landlord’s approval for the installation was obtained. This step was essential in making sure the installation met the landlord's requirements for maintaining the property’s character and charm.

  2. Phase Two - Initiating Grant Funding: Once the landlord’s approval was in place, we helped our customer apply for the Government-funded grant through the Office for Zero Emission Vehicles (OZEV). This grant is available for tenants and landlords who wish to install EV charge points, and we guided our customer through the online application process to secure the funding.

  3. Phase Three - Connecting to the Grid: To ensure that the EV charge point could be powered, we worked with the Distribution Network Operator (DNO) to obtain the necessary permissions to connect to the local electricity grid. This step involved making sure that the installation complied with all safety regulations and requirements.

  4. Phase Four - Installation of the EV Charge Point: Once all the permissions were secured, we carried out the installation of the EV charge point. We continued to work with the tenant to ensure that the location of the charge point was both discreet and functional, ensuring it didn’t detract from the property’s aesthetic while still providing convenience and accessibility for the tenant.

  5. Phase Five - Commissioning and Finalising the Grant Process: After the installation was complete, we commissioned the EV charge point and ensured that it was fully operational. We also finalised the OZEV grant process, ensuring that our customer received the grant funding to reduce the overall cost of the installation.

 

Outcome: Value Added for Both Tenant and Landlord

The discreetly installed EV charge point has added both value and convenience to the property. It allows Dan to charge his electric vehicle without compromising the charm and character of the period property. Importantly, the installation also benefits the landlord, enhancing the property's appeal in an increasingly eco-conscious market.

Thanks to the OZEV grant, Dan saved £350 on the overall cost of the installation, making this project both affordable and highly effective. The installation has provided a solution that meets the needs of both the tenant and the landlord, improving the property’s functionality while maintaining its aesthetic integrity.
